    Guide fee

    £150–£300

    Design-stage and as-built SAP, plus the on-construction EPC

    Included

    • Design-stage SAP or SBEM calculation for each dwelling or building type
    • BREL or BRUKL compliance report for your building control body
    • A written specification note saying what has to be built to make the model stand up
    • Reasonable specification queries answered while the design settles
    • As-built calculation and the on-construction EPC where the band says so

    Not included

    • Air pressure testing and sound testing on site
    • Overheating (Part O) assessments, quoted separately
    • Planning-stage energy statements or whole life-cycle carbon reporting
    • Re-modelling after a wholesale design change, quoted as an addition
    • Building control fees and any local authority charges

    Guide prices only. Every project is quoted in writing before work starts, based on the drawings and the number of dwelling types. VAT position confirmed on the quote.

    Background

    How we price Part L work

    The fee follows the modelling, not the number of doors. A site of forty houses built from four types costs far less per plot than forty individual designs, because the work is in the distinct types and the site-wide checks rather than in repetition.

    Everything is quoted in writing from the drawings before anything is modelled, and the quote says what happens at design stage and what happens at as-built, so the second invoice is never a surprise.

    Guide bands are indicative only, and the VAT position is confirmed on the quote. If your scheme does not fit a band — a heat network, a listed conversion, a mixed-use block — send it over and we will price it properly rather than guess.
